Mahjong & Bunco – join your neighbors every Tuesday afternoon from 1-4pm for a fun and friendly game of Mahjong OR for the once-a-month Bunco Night which is from 6:30-9:30pm (October Bunco Night is Wednesday, October 15th).  These both take place at the Canyon Gate clubhouse at 25501 Canyon Crossing Dr.  Please email carmenr@crest-management.com with any questions or to RSVP.

Fall Festival - Saturday, October 25, 2025 – 2pm-4pm – Splashpad Park (26103 Canyon Fields Dr.)  Please join us for a fun-filled afternoon with a petting zoo, inflatables and games, face painting, balloon artists, seasonal treats & more.  It’s the perfect way to celebrate the fall season with laughter, fun, and community spirit.  We can’t wait to see you there!

Holiday Décor Contest Judges Needed

If you are interested in being a judge for this year’s holiday decorating contest, please email carmenr@crest-management.com.  You can submit nominations for the contest here.


2026 Assessment

After a thorough cost and expense analysis, including a review of the most recent reserve study, the Board has set the 2026 budget with an increase of 10% to the assessment rate.  While the Board has tried to prevent assessment increases in the past, keeping the rate unchanged for the past three years, the combination of maintenance needed to the aging amenities and the ever-increasing cost of doing business, it was no longer feasible to defer the increase.

The 2026 assessment statements will be going out in the coming weeks and will be due in January.  Your promptness in paying these assessments on time makes a significant difference in the cost structure to the POA so we thank you in advance. The Board takes their fiscal responsibility very seriously and works diligently every month to ensure that the POA is well funded and maintained. 


Tennis Court Refresh

The tennis courts are going to be resurfaced and the fence replaced.  Please note that they will be closed for approximately two weeks starting this coming Monday, October 6, 2025.  


New Policies

The Board of Directors has adopted two new policies for the Association; a Closed-Circuit Camera Policy and a Common Area Use Policy.  These can be found in the "Governing Documents/Polices" tab on the Westheimer Lakes page of the Crest Management website.


REMINDERS

Pet Waste – a huge thank you to all the residents who are picking up their pet’s waste when out walking.  However, it has been reported that some residents are not picking up after their pets, which does not show consideration for neighbors.  In addition, some people are leaving the bags of pet waste in common areas rather than placing them in the trash receptacles that the Association installed for that purpose. 


Speeding – please be mindful of children, pets, and pedestrians when driving through the community.  Please pay attention to the posted speed limit signs and refrain from speeding through the neighborhood.  


Parking Policy - As stated in the Westheimer Lakes parking policy, street parking is not allowed in Westheimer Lakes. You may only park a vehicle on the street if your garage and driveway are full.  You can contact Delaney at wln@westheimerlakespoa.com with any questions or to report a parking violation.


Architectural Committee - As stated in Section 2.1 of the Declaration of Covenants, Conditions, and Restrictions, any changes to the exterior of your home must be approved by the Association prior to work commencing.  You can submit an exterior modification request through the Crest Management portal. This includes but is not limited to the construction of a new fence, roof replacement, painting, installation of an outbuilding, driveway modifications, tree removal, etc. Contact wln@westheimerlakespoa.com for assistance. Please note the following:

  • Only cedar wood pickets are permitted for fencing and fence staining is not allowed. 
  • The Board approved revised guidelines to allow for some additional roofing colors and landscaping rock – please see pages 15 and 23 of the "Amended and Restated Architectural Control Guidelines" on the Westheimer Lakes page of the Crest Management website.

Deed Restriction Enforcement – the community is inspected on a monthly basis to check for adherence to the Rules and Regulations.  If you should ever need clarification or assistance with any deed restriction letters you have received, please reach out to the Assistant Community Manager, Delaney, at wln@westheimerlakespoa.com or 281-394-5961.  Westheimer Lakes POA has a fining policy, so please make sure you are aware of everything that it entails.  All of the Association’s governing documents can be viewed at Westheimer Lakes Property Owners Association | Crest Management (scroll down and click on the Governing Documents drop down menu).
