Mahjong & Bunco – join your neighbors every Tuesday afternoon from
1-4pm for a fun and friendly game of Mahjong OR for the once-a-month Bunco
Night which is from 6:30-9:30pm on one night per month (August Bunco Night is
Friday the 22nd). These both take place at the Canyon Gate
clubhouse at 25501 Canyon Crossing Dr. Please email carmenr@crest-management.com

Family Movie Night – Saturday, September 13, 2025 – Basketball pavilion
(26103 Canyon Fields Dr.). Featuring: How to Train Your Dragon - Movie
begins at dusk (bring a chair or cushion to sit on). Please remember that
children 14 years and younger must be accompanied by an adult 18 years or
older.
Fall Garage Sale & Shred Day – Saturday, September 27, 2025 –
7am-12pm. (Shred truck will be located at the Splashpad parking lot - 26103
Canyon Field). You can register

REMINDERS
Pool Schedule – with school back in session, the pool will be closed
during the week as of August 13th. The pools will be open on
weekends through September.
School Bus Stops – Trespassing & Vandalism - it has come to our
attention that some of the community children have been damaging neighbor’s
property when waiting for the bus or coming off the bus. Please speak to
your children about respecting property and about the consequences of
trespassing and vandalism. There have been reports of damage to fence
pickets, yards, and even of kids tearing off nets from people’s basketball
goals. Please remind the kids that they should remain on the sidewalk
while waiting for the bus and promptly head to their after-school destination
when exiting the bus rather than loitering in neighbor’s yards. Thank you
so much!
School Buses & Street Trees – We have received communication from
Katy ISD and Lamar Consolidated ISD bus drivers regarding challenges they have
experienced due to overhanging tree limbs along the roadways in Westheimer
Lakes. These obstructions have impacted bus drivers’ visibility, created
difficulties with their routes, and posed a safety risk—students have even
reported being scratched or poked by low-hanging limbs while boarding or
exiting the bus.
To ensure clear and safe passage for all school buses, we kindly request everyone's
cooperation in trimming any tree branches that extend into the roadway, as soon
as possible.
If you are planning to remove a street tree (trees located between the sidewalk
and the curb), please remember that an Exterior Modification Request must be
submitted and approved before removal. Once removed, all stumps must be taken
out and the area should be sodded over.

Speeding – Another reminder now that kids are back to school - please be
mindful of children and pedestrians when driving through the community.
Please pay attention to the posted speed limit signs and refrain from speeding
through the neighborhood.
Gate Access Registration – There is no need to visit the office for EZ
tag registration (unless you want to say hi!), simply submit this
form and your tag will be registered. The system update for EZ tag
registration is typically completed within 24-28 hours.
Amenity Access - Fingerprints scans must be done in person at one of the
onsite offices (hours are posted below), but you can fill out the forms in
advance – Registration
Form & Waiver.
Parking Policy - As stated in the Westheimer Lakes parking policy,
street parking is not allowed in Westheimer Lakes. You may only park a vehicle
on the street if your garage and driveway are full. You can contact

with any questions or to report a parking violation.
Architectural Committee - As stated in Section 2.1 of the
Declaration of Covenants, Conditions, and Restrictions, any changes to the
exterior of your home must be approved by the Association prior to work
commencing. You can submit an exterior modification request through the
Crest Management portal. This includes but is not limited to the construction
of a new fence, roof replacement, painting, installation of an outbuilding,
driveway modifications, tree removal, etc. Please note that only cedar wood
pickets are permitted for fencing and fence staining is not allowed. Contact wln@westheimerlakespoa.com for
assistance.
Gate Access
Rules – Please note that there are rules filed with the county for the
controlled access entry/exit. These rules state that only one vehicle may
enter/exit the gates at a time; tailgating through any gate is
prohibited. If an owner causes damage to a gate (frequently the barrier
arm), they are responsible for the actual cost to repair said damage. The
policy also states that owners are responsible for damage caused to the gates
by their visitors as well so please make all visitors aware of this and ask
that they use caution and restraint when entering the community.
Lake Rules – the posted rules for the lakes within the community state
“No swimming/boating/fishing”. Please remind your children of these rules
and of the possibility of dangerous wildlife in and around the lakes such as
snakes and alligators.
Landscaping Reminders - Please review the following guidelines for
landscaping maintenance:
- Sod Requirements: All lawns must be fully sodded with grass from the approved plant list:
- common bermudagrass, hybrid bermudagrass, annual ryegrass, or St. Augustine grass.
- Landscaping Maintenance: Dead plants, bushes,
and shrubs must be removed, and any dead or overgrown parts should be
properly trimmed.
- Plant Beds: The governing documents also
require approved shrubs, flowers, or plants to be planted and maintained
in the plant beds of every residence. For a list of approved plants,

- Tree Trimming: Tree limbs must be trimmed at
least 8 feet away from streets and street signs, sidewalks, driveways, and
neighboring properties. Please note that you must submit an exterior
modification request before removing or replacing trees.
- Weed Control: Please treat and remove weeds
regularly to maintain a neat and well-kept appearance in your yard, plant
beds, and tree wells.
Deed Restriction Enforcement – Please remember the following:
- Trash – this includes trash and
trash/recycling receptacles being stored in public view (anywhere visible
when driving down the street). Trash should only be placed out at
the curb the evening before trash collection and receptacles should be
stored back out of view the same day trash is collected.
- Exterior Maintenance – this includes
the siding of the homes needing either repair, replacement, cleaning, or
painting. This also includes repairs needed such as roofs, gutters,
windows, shutters, fences, or brick.
- We have begun to notice that there
are many homes that are in need of painting due to fading or
discoloration of the paint, particularly on garage doors but also on
siding. We have also noticed many homes with mold or mildew
accumulating on the siding that needs to be cleaned off. Lastly, I
have noticed that many of the roofs are now in need of replacement – we
are seeing missing shingles and “shiny” roofs, which is the fiberglass
backing is beginning to show indicating that the shingles are
deteriorating. Please inspect your home for these maintenance items
and let us know if you are working on them so that we can avoid sending
you a letter.
- Stored Items – storing of items in
public view is not permitted. This includes (but is not limited to)
coolers, buckets, yard equipment, bags of dirt or mulch, an excess of
potted plants, children’s toys, etc.
- Vehicles – this includes the storage of
inoperable vehicles (if they are on jacks or have stops being the tires;
if they have any flat tires; or if they have expired tags. We can
also tell if a vehicle is stored if there is a large amount of grass
growth underneath them), the storage of trailers, boats or other
vehicles. This also includes parking of commercial and recreational
vehicles.
- Signage – posting of signs, other than For
Rent or For Sale signs and political signs during an election, is not
permitted.
- Pets – the governing documents require that
all pets be contained on the Lot or on a leash at all times.
Excessive noise or smell is not permitted – you must clean up after your
pets, not only when walking them through the community, but also on your own
property. Lastly, you must keep pets from making noise that could
disturb your neighbors.
- Holiday Decorations - holiday decorations must
be removed in a timely manner following each holiday.
Westheimer Lakes POA does have a fining policy, so please
make sure you are aware of everything that it entails. All of the
Association’s governing documents can be viewed at Westheimer
Lakes Property Owners Association | Crest Management (scroll down and click
