Management Team Change
We would like to announce that our Onsite Manager, Maggie McKay, has taken another position and will no longer be with us here at Westheimer Lakes.  We thank her for her years of service and wish her the very best.  We would like to welcome Carmen Reyes as our new Onsite Community Manager!  With 24 years’ experience in the HOA management industry, Carmen brings a wealth of knowledge and passion to this role. We are confident that she will be a fantastic addition to our team and help us continue to grow and improve our community.

2024 Annual Meeting – Election of Directors
The Election of Directors is currently in progress.  You should have received your meeting notice and voting instructions in the mail.  Voting can be done online via VoteHOANow (https://westheimerlakes.ivotehoa.com/register)  or by sending in an absentee ballot .  The deadline for voting is 5pm on December 10, 2024.   

The Annual Meeting of Members will take place at 6pm on Thursday, December 12, 2024, at Hubenak Elementary.  Please email carmenr@crest-management.com with any questions.

Annual Assessments
The Board has approved the 2025 budget with no change to the annual assessment rates.  Please remember that these are due January 15, 2025, and will be considered late after January 31, 2025.  If payment is received after January 31, 2025, late fees of $125 and finance charges will be applied.  Please note there will be additional fees and interest as collection actions continue.  

Payments may be mailed to the address on your statement, made online, or made in person at one of the onsite offices here in the community.  **The onsite offices can only accept payments in the form of Checks or Money orders. For further assistance with payments or to set up a payment plan, please contact the community accounting assistant nallelya@crest-management.com.

Speeding Concerns
It has been brought to our attention that the traffic along Westheimer Lakes N. Dr. is becoming a concern, specifically during the school drop-off and pick-up times.  Please keep your neighbors safe by driving cautiously and considerately.  

Reminder – Architectural Control Requirements
Before making any changes to the exterior of your home, you must submit an exterior modification request through the Crest Management portal and have it approved before starting the project. This includes but is not limited to the construction of a new fence, constuction of a patio cover or swimming pool, re-roofing, painting, tree removal, etc. Contact Delaney at wln@westheimerlakespoa.com for assistance.  There is no fee associated with submitting an EMR application, but deposits are required for Pools, Outbuildings, and Patio Covers.
Fences: If you are merely replacing pickets, an application is not required but please remember that pickets must be cedar.  For the replacement of a full section or the entire fence, please submit an exterior modification request through the Crest Management portal (link is at the bottom of this email).  The guidelines for wood fencing are as follows:

  • General. Each Lot must have the fencing required by the Declarations, which fencing cannot be altered, removed, or replaced without the approval of the Committee.
  • Privacy Wood Fence Construction. Six foot (6') high wood fences shall be installed between all Lots and enclosing the rear yard on all Lots, except where Association boulevard walls have been constructed or where alternative materials have been herein specified. Wood fences shall be constructed "good neighbor style" (alternating panels) using six-inch (6'') notched cedar pickets with a minimum of two (2) rails of two inch (2") by four inch (4") treated wood and four inch (4") by four inch (4") treated wood posts at a maximum spacing of eight feet (8') on center. All wood fences shall be constructed using galvanized nails, four (4) per picket minimum. Wood fences that face any street shall have all pickets facing the street.  The tops of fences must be level. If the topography of the Lot varies, the bottom of a fence should "step" up or down (stagger) as required so that the top of the fence is always level with the horizon.  No staining of fences is allowed – only clear coat protectant is permitted.
  • Gates. All gates shall be constructed with material that is compatible with the appurtenant fence. The hinges and latches used on a gate must be consistent with the style and quality of hinges and latches used throughout the Subdivision.
  • Rot Boards. If a rot board is used, the total overall height can be 6"6' to avoid the additional cost of having to cut each picket.
Roofing: Please be aware that only Weathered Wood colored shingles are permitted for roof replacement.
*Please be aware that only homeowners can submit these requests; your contractor cannot do it for you. 

Pets
Please note, in Fort Bend County, it is mandatory to have all pets on a leash when they are outside of a fenced backyard. It is important to consistently leash your pets and, in addition, reinforce fencing to ensure your pets remain within the confines of your backyard when not on a leash.  Also, please remember to always pick up after your pets when not on your property.  

Parking Policy
As stated in the Westheimer Lakes parking policy, street parking is not allowed in Westheimer Lakes. You may park your vehicle on the street only if your driveway is completely full. If you have any questions or would like a copy of the parking policy, please contact Delaney at wln@westheimerlakespoa.com. You may also contact Delaney to report any parking violations.
*During the holiday season, we understand that driveways may be full, and guests may need to park on the street. Please be mindful of your neighbors and refrain from blocking driveways, stop signs, etc.*

Lawn Maintenance
Per section 2.19 of the Declaration of the Covenants, Conditions, and Restrictions for Westheimer Lakes, all landscaping is required to be maintained in a healthy and attractive appearance at all times. Please see the following:
  • Mowing, edging, and weeding the lawn, tree wells, and flower beds. 
  • Keeping trees trimmed and maintained as to not obstruct any street, sidewalk, or driveway.
  • Before removing or replacing any trees, you must submit an exterior modification request through the Crest Management portal.
  • Please be aware that tree/shrub limbs must be bundled and tied before being placed on the curb for trash pickup. The trash company will not take loose limbs.
  • Maintaining landscaping includes removing any dead plants, shrubs, trees, or bushes. This also includes trimming back dead parts of bushes, shrubs, and trees.
  • Dead landscaping that is removed will not need to be replaced until Springtime.
  • Please note per the governing documents, loose brick landscaping borders are prohibited in Westheimer Lakes.
  • Please note that artificial vegetation is not permitted. No fake plants are allowed in the front yard.
Deed Restriction Letters
Deed restriction letters are sent out to maintain the aesthetics and value of Westheimer Lakes.
